BUILD Bassano 2024 Development Project – Real Estate Professional Listing Services

1. Introduction

The Town of Bassano (the Town) is seeking proposals from licensed real estate professional(s) to collaborate, list, market, and sell several new large lot residential parcels being constructed under the BUILD Bassano 2024 Development Project (see Schedule A).  Development must conform to the Town’s Land Use Bylaw 921/21 R3 district (see Schedule B) attracting estate developments as well as live/work properties. 

2. Project Overview

• Project Name: BUILD Bassano 2024 Development Project – Real Estate Professional Listing Services 
• Contract Duration: 2 years
• Number of Parcels: Up to twelve (12)
• Parcel Size: 2 to 4 acres each
• Parcel Type: Partially serviced residential lots (municipal water services provided).
• Key Requirement: To collaborate with the town and establish a marketing plan with list prices that leads to the sale and development of each property. All land sales will be contingent upon an approved build plan with the Town.

3. Scope of Work

The successful real estate professional(s) will be responsible for the following:

• Collaborate with the Town to establish appropriate market prices for each parcel.
• Develop and implement a marketing strategy to effectively promote residential parcels.
• List the parcels on relevant real estate platforms and manage the sales process in accordance with the Town’s policies. 
• Provide regular updates and reports to the Town on sales progress and market conditions.
• Ensure all sales are contingent upon an approved build plan with the municipality.
• Collaborate with the Town and spec home developers to build within the new subdivision.

4. Proposal Requirements

Interested parties must submit a written proposal not exceeding three (3) pages that includes the following:

1. Company Overview: Provide a brief overview of your company, including history, mission, and relevant experience.
2. Experience and Qualifications: Detail your experience with similar projects, particularly in selling residential land/acreages in southern Alberta. Include examples of past successes.
3. Market Approach: Describe your approach to establishing market prices and your marketing strategy for promoting the residential acreages.
4. Team: Identify the key personnel who will be involved in the project and their relevant qualifications.
5. References: Provide three (3) references from previous clients or projects similar in scope.
6. Fee Structure: Outline your proposed fee structure, including any commissions, charges, or other costs.
7. Additional Information: Include any other information you believe is pertinent to your proposal.

7. Evaluation Criteria

Proposals will be evaluated based on the following criteria:

• Relevant experience and qualifications.
• Market approach and marketing strategy.
• Fee structure and cost-effectiveness.
• Quality of references and past performance.
• Knowledge of the local and regional real estate market in southern Alberta.
• Unique and collaborative approach that showcases how the person(s) will work with and within a growing and progressive community. 

8. Terms and Conditions

• The Town reserves the right to reject any or all proposals.
• All submitted proposals become the property of the Town.
• The Town will not be liable for any costs incurred in the preparation of the proposal.

9. Closing Statement

RFP submissions may become part of the public record after the RFP submission deadline.
